Telangana Bhu Bharathi portal is set to transform land administration in the state by automating dispute resolution and record keeping whilst empowering landowners. This major initiative is launched under the Telangana Bhu Bharati (Records of Rights in Land) Act of 2024 replaces the previous controversial Dharani Portal. Bhu Bharati provides transparency and effiecnecy and accessibility of land administration in a smoother way. What is Telangana Bhu Bharati ?
Telangana Bhu Bharathi is a new land administration portal launched by the state government on April 14th, 2025. It will going to replaces the Dharani portal with the aim of reducing land disputes and improving the land records management in the state. A major feature of the portal is the Bhudhar card, a unique identification number given to each survey number of the land— similar to how an Aadhaar card works for individuals.
At the launch, Chief Minister A. Revanth Reddy said the goal is to resolve land-related issues through a clear and fair process. The pilot project has already started in Khammam, Mulugu, Kodangal, and Kamareddy. The government plans to expand the portal across the entire state, fully replacing the Dharani system.

Why Bhu Bharati Portal is Lauched in Telangana
The current portal, Dharani, has a lot of modules in the system, and the grievance mechanism sometimes does not work properly. Due to this, many land disputes have occurred because proper transparency was not maintained. These major gaps are effectively resolved by the new Bhu Bharathi portal.
- Easy User Interface – Only 6modules are available to manage land records in Telangana, making the portal more simpler and user-friendly.
- Enhanced Access – Previously, there was an option to hide land records. Now, that option has been removed, and all the information is visible to anyone accessing the portal, which provides greater transparency in land management.
- SMS Alerts – This is an interesting feature that provides real-time updates regarding land details.
- Previous Pahani Documents – These have been reinstated for current use.

- Bhudhar Number: Bhudhar Number is a unique identifying number given to each land record, eliminates fraud and boundary disputes. It can be viewed as a digital fingerprint of the land.
- Multi-Tiered Grievance Redressal: This level of grievance redressal has an appeals process which includes Tahsildars, Revenue Divisional Officers (RDOs), and District Collectors which improves the resolution processes while dealing with matters of dispute escaltions in comparison to depending on court solutions.
- Simplified Transactions: The Bhu Bharathi portal allows for the simplified execution of all transactions starting from the registration of lands , mutations, and conversion of the portal due to its inbuilt features which prevents unauthorized encroachments like requiring survey maps in sale deeds.
- Real Time Accessibility: Investors, policymakers, and farmers alike can access crucial records with the click of a button at any time, from any place. This ease of access is incredibly beneficial.
- Pilot Project Rollout: The portal is implemented in four mandals as a pilot test project where Mandal Revenue Officers (MROs) are expected to resolve outstanding matters before May 1, 2025. On June 2 it will go live across the state, starting with one mandal per district.
