What is LRS?
If you own a plot in an unapproved layout in Telangana, you must apply for LRS – Layout Regularisation Scheme to make your plot legally valid. LRS helps you get future building permissions, bank loans, electricity/water approvals, and clear ownership records.
In this guide, I’ll explain how to apply online, what documents you need, how fees work, and how to check your application status.
LRS stands for Layout Regularization Scheme. It’s a program by the Telangana government that helps people make their “unapproved” or “illegal” plots and layouts legal and official!
Why Should You Apply?
Applying for LRS is like leveling up in a video game! Here’s what you get:
- Your property becomes LEGAL (no more worries!)
- You can get electricity and water connections (super important!)
- Better roads and drainage (no more muddy streets!)
- Your property becomes worth MORE money
- You get official papers (proof that everything is A-OK!)
- You want to construct a house or sell without legal complications
Documents needed for LRS Online Application
- Registered Sale Deed (PDF or clear photo)
- Aadhaar of applicant
- Plot sketch / site plan (if available)
- Layout map (optional, only if you have it)
- Encumbrance Certificate (EC) if requested by the system
- Latest property tax receipt (if available)
How To Apply For LRS (Step-by-Step Guide)
Step 1: Go to the Official Website
Visit: lrs.telangana.gov.in
Step 2: Click “Apply for LRS”
Look for the big button that says “Apply for LRS” and click it!
You’ll see two options:
- Indian Citizen
- NRI (Non-Resident Indian)
- Pick whichever one is you!
Step 3: Enter Your Mobile Number
Type in your phone number (or your parent’s phone number).
Then click “Generate OTP”
Step 4: Enter the OTP
Check your phone for a message with numbers in it. Type those numbers into the website and click “Validate OTP”
Step 5: Fill Out the Registration Form
Now you’ll see a form (it’s like a character creation screen in a game!). Fill in ALL the details:
- Your name
- Father’s / Husband’s name
- Address
- Aadhaar / PAN if asked
- Sale deed details
- Plot area (sq. yards / sq. meters)
You must enter:
- District
- Mandal
- Village / Municipality
- Survey number
- Plot number
Step 6: Make the Payment
The LRS fee depends on:
- Plot size
- Current market value of land
- Open space charges
- Penalty (if applicable)
The website has a calculator that tells you how much to pay! (It’s like when a game tells you how many coins you need!)
You can pay online using:
- Credit/Debit Card
- Net Banking
- UPI
Step 7: Upload Your Documents
Time to upload the important papers! You’ll need:
📋 Sale Deed (proof that you bought the land)
📋 Title Deed (proof that the land is yours)
📋 Layout Plans (drawings showing the land layout)
📋 Market Value Certificate (tells how much the land is worth)
📋 Photos of the Building (snap some clear pictures!)
IMPORTANT: If you’re a layout owner, you need sale deeds for at least 10% of the total plots!

- Visit lrs.telangana.gov.in
- Click Application Status
- Enter Application Number + Mobile Number
You will see:
- Whether the application is under scrutiny
- Any pending documents
- Payment status
- Final approval (once ready)
Important Rules to Remember!
✅ Your plot must have been registered on or before August 26, 2020
✅ Roads must be at least 9 meters wide (or 6 meters if the plot is small)
✅ You need to follow all the building rules
✅ Cannot be government land, Waqf land, or land with court cases
